Olympia Chimney Crown Repair: The Marietta Owner’s Guide
If you have an Olympia Chimney product and the crown is cracked, spalling, or letting water in, we stock Olympia-compatible crown repair materials on the truck and typically complete the job for $425 – $875 installed in Marietta, depending on the crown size and how far the damage has spread. Most Marietta homeowners call us because they spotted a crack from the yard, or a home inspector flagged it during a sale, or they’re repainting a ceiling and found a water stain near the flue. The good news: a proper crown repair usually stops the leak completely, and it’s a one-visit job for us in most cases.
The crown is the concrete or mortar cap that sits on top of your chimney, sealing the gap where the flue tile (the clay or metal pipe that carries smoke and gases up and out) pokes through. When that cap cracks, water gets into the masonry below it, and once water’s inside your chimney structure in Georgia’s freeze-thaw cycle, it does a lot of damage fast. Marietta doesn’t get brutal winters like the Northeast, but we absolutely get enough cold snaps that a water-soaked crown can freeze, expand, and turn a hairline crack into a structural problem by March.
Which Olympia Chimney Models This Applies To
Olympia Chimney makes stainless steel chimney liners and venting products more than they make full masonry chimney systems, so in most Marietta homes with an Olympia product, the crown repair involves sealing around their stainless flue or cap assembly. You’ll typically see Olympia’s name on the cap, the rain pan, or the flex liner itself if you look down the flue with a flashlight. If you have an Olympia liner system in an older masonry chimney, the crown is still the masonry part on top, and it still needs to be sealed properly where the Olympia liner passes through.
Here’s the compatibility gotcha most homeowners don’t know: the hole in the original crown was sized for a clay flue tile, which is usually around 8″ x 12″ or 13″ x 13″ in older Marietta homes. When an Olympia stainless liner gets installed, it’s a round pipe, often 5.5″ to 6″ in diameter, and that leaves a big gap around it that has to be filled and sealed with a flexible crown sealant and a proper top plate. If the original installer just caulked around it with off-the-shelf silicone, that seal is already failing. We see this constantly in older craftsman houses around the Marietta Square where chimneys were relined a decade ago and the crown seal was an afterthought.
For Olympia products, OEM (Olympia-branded) top plates and caps are available and we can order them for specific liner diameters, but in our experience a quality aftermarket stainless top plate and crown sealant from a brand like Gelco or Copperfield does the job just as well and often costs less. We’ll show you the difference and let you decide, but we won’t install anything we wouldn’t put on our own chimneys.

Signs Your Olympia Chimney Crown Repair Is Failing
- Water in the firebox after heavy rain. If you open the damper and see a wet spot or standing water on the firebox floor the morning after a downpour, the crown is the most likely entry point. Water follows the flue down and drips right into the firebox.
- Cracks visible from the ground or the roof. Hairline cracks in the crown’s surface are normal as concrete ages, but anything wider than about 1/16 of an inch is letting water through. In Marietta’s humidity, those cracks also grow moss and mildew, which makes them easier to spot but worse to ignore.
- Spalling brick or eroding mortar near the top of the chimney. When water gets into the top few feet of masonry and freezes, the brick faces start popping off. You’ll see brick chips and sand-like mortar dust on the roof or at the base of the chimney.
- Rust on the Olympia cap or top plate. Stainless steel shouldn’t rust quickly, but if the crown is holding water against the metal, even good stainless shows rust at the contact points. It’s a sign the crown isn’t shedding water away from the metal the way it should.
- A musty or damp smell in the room with the fireplace. This is the one homeowners put off, and it’s the one I’d never ignore. A damp smell means water’s been getting in long enough for the brick and flue to stay wet, and that’s the beginning of bigger problems.

AfterReplacement Cost & What’s Included
In Marietta, a full Olympia-compatible crown repair typically runs $425 – $875 installed. The low end is a standard crown that just needs cleaning, crack repair with a flexible crown compound, and a proper seal around the flue. The high end is a crown that’s too far gone to patch and needs to be re-formed, which means building a form (a temporary frame that holds the new crown material in shape while it sets) and pouring a new concrete crown, then sealing everything and installing a new stainless top plate if the old one is rusted out.
| Service | Typical Price in Marietta |
|---|---|
| Crown crack repair & reseal (standard chimney) | $425 – $550 |
| Full crown rebuild (tear-off, form, pour, seal) | $650 – $875 |
| New stainless top plate or cap (if needed) | $85 – $220 added |
| Camera inspection (included with every repair) | Included |
The price is written before any work starts, always. What’s included: cleanup of the existing crown surface, repair or rebuild using material rated for exterior chimney exposure, a flexible crown sealant around the flue, a new top plate if yours is done, and a camera inspection of the flue so you can see for yourself what the inside looks like. Every repair carries our 365-Day Done Right Promise: if it’s not done right, we make it right, and if the repair fails within a year, we come back at no charge.
DIY or Call Us?
You can absolutely inspect your crown yourself with a ladder and a flashlight, and I encourage it. You’ll see the cracks, the spalling, the moss. What you can’t safely do from a ladder is work on the crown properly. Crown repair means kneeling at the top of your chimney, working with wet concrete or sealant while balancing on sloped roofing or a chimney saddle. The fall risk is real, and the bigger risk we see from homeowner repairs is people using the wrong material: regular caulk, roof tar, or concrete patch from the big box store. Caulk fails in about two seasons in Marietta’s sun. Roof tar shrinks and cracks. Concrete patch doesn’t flex, and it’s the flex that keeps a crown from re-cracking.
If you want to know whether your crown can be patched or needs a full rebuild first, call (762) 249-4619 and we’ll come look at it and give you a written price before anything happens. I’ll send you the photo first – then we’ll talk about what it means.
FAQs
A properly poured concrete crown with a flexible sealant should last 20 – 25 years in Marietta’s climate, but the seal around the flue usually needs attention every 5 – 8 years. The crown itself doesn’t fail suddenly in most cases; it’s the seal that goes first, then water works its way under the crown material and cracks it from below.
Yes, in about 60% of the Olympia Chimney repairs we do in Marietta, the crown can be repaired with a flexible crown compound rather than being torn out and re-poured. Hairline cracks, small chips, and a failing flue seal are patchable. If the crown is crumbling, has sections missing, or has separated from the masonry below, a patch won’t hold and a rebuild is the honest answer. We’ll show you the photos before we ever recommend one over the other.
Most crown repairs are done in one visit, typically 2 to 4 hours including setup, repair, and the camera inspection. If a full rebuild is required, we often split it across the same day: tear out and form in the morning, pour and seal in the afternoon. You don’t need to be home for the whole time, but you’ll get photos of the work at each step.
We keep flexible crown sealant, crown repair compound, and stainless top plates in common sizes on our service vehicles, so most Marietta jobs are completed the day we arrive. If your setup needs a specific Olympia OEM part or an unusual liner diameter, we’ll order it and get it in within a few days, usually installed within the week. Call (762) 249-4619 and we’ll confirm what we need before we head out.
